- The visits are generally well organized by the bailiff pursuing 1-2 weeks before the sale.
- At the hearing, representation by counsel is mandatory
- You will have to submit a "power for bid ", indicating the maximum amount that you do not want to exceed.
- If you are present on the day of the hearing you can increase the amount cons signature of your auction. Your presence is therefore generally recommended.
- You should record the hearing before selling a security for payment of 10% of the amount of the reserve price (or irrevocable bank guarantee usually a cashier's check).
- Becoming a successful bidder did not mean that everything is won! It remains a possibility to bid within 10 days after the hearing.
- The highest bidder will propose the auction price plus 10%. It will for this purpose appoint a lawyer. This one will bring the case to another court, leaving open any bidding, but the highest bidder his initial view by its commitment to buy at the price fixed: either first auction + 10% + fees.

Must be patient! But prices are often interesting. More interesting is the good and more are  bidders.
